Commercial or Industrial Business

Starting a commercial or industrial business in the Town of Crossfield requires approval to ensure your business complies with zoning, land use regulations, and applicable safety requirements.

All commercial and industrial businesses must comply with the Town’s bylaws, including the Business Licence Bylaw and Land Use Bylaw, and obtain the required permits and licences before operating.

1. Confirm Your Location and Business Type

Before starting your business, confirm:
  • your business activity is allowed in the applicable commercial or industrial district
  • your property’s zoning and land use designation
  • whether your business involves a change of use or tenant improvements

IMPORTANT:
Before purchasing a property, signing a lease, or beginning any work, it is strongly recommended to contact the Development & Planning Department to confirm requirements.

Requirements for commercial and industrial businesses can be complex. Early coordination with the Town is strongly recommended.

2. Determine if a Development Permit is Required

A Development Permit may be required depending on your business and the space.

A Development Permit is typically required if:
  • there is a change in use of the space
  • the proposed business is a discretionary use in the district
  • exterior changes to the site or building are proposed
  • parking, access, or site layout is affected
A Development Permit confirms:
  • compliance with permitted or discretionary uses
  • compatibility with surrounding properties
  • appropriate site design, access, and parking

If your business involves interior renovations or layout changes, you may also require a Building Permit. See Tenant Improvements.

3. Determine if a Building Permit is Required

A Building Permit is required for any construction or interior alterations.

This may include:
  • tenant improvements (interior layout changes)
  • structural modifications
  • plumbing, electrical, or mechanical work
  • accessibility upgrades
  • fire or life safety system changes

If your project involves a change in how the space is used, a Development Permit may also be required. See Change of Use.

4. Apply for a Business Licence

All businesses operating for profit in Crossfield must have a valid Business Licence before opening.

A Business Licence:
  • confirms your business is approved to operate
  • ensures compliance with municipal regulations
  • must be renewed annually

5. Confirm Additional Requirements

Depending on your business activities and the type of space, additional approvals and inspections may be required before opening.

(Not all businesses will require all approvals. Requirements vary depending on your business activities.)

These may include:
Fire and Life Safety Requirements
  • fire inspections prior to occupancy
  • fire suppression systems (e.g., sprinklers, hood systems)
  • fire alarm systems and emergency lighting
Occupancy and Building Code Compliance
  • confirmation of approved occupancy classification
  • compliance with the Alberta Building Code
  • barrier-free accessibility requirements
Health Approvals
  • required for businesses such as food services or personal services
  • inspections and approvals through Alberta Health Services
Licences and Certifications
  • provincial or federal licences (depending on business type)
  • trade or professional certifications for regulated work
Site and Servicing Requirements
  • water, wastewater, and storm servicing capacity
  • grease interceptors or specialized servicing (if applicable)
  • parking, loading, and site access requirements

6. Signage Requirements

Signage for commercial and industrial businesses is regulated under the Land Use Bylaw.

You may require a Development Permit for signage.

Signage must:
  • comply with size, type, and placement regulations
  • be appropriate for the zoning district
  • not create safety or visibility concerns

Do not install signage without approval.
