Land Use Redesignation (Rezoning)
A Land Use Redesignation is the process of changing the land use district assigned to a property under the municipality’s Land Use Bylaw. This process is used when a proposed development or use does not fit within the current zoning and requires Council approval through a bylaw amendment. The purpose of a redesignation is to ensure that changes to land use are carefully considered in the context of surrounding properties, infrastructure capacity and the municipality’s long-term plans. Redesignation applications typically include a circulation period, a technical review process and three readings of Council, which includes a public hearing. This process allows Council to make informed decisions that support orderly, compatible and sustainable development in accordance with the Municipal Government Act.
Subdivision
Subdivision is the process of dividing a parcel of land into two or more lots or adjusting existing property boundaries. It is required to create separate legal titles for new parcels that can be sold or developed independently. The purpose of subdivision is to ensure that new lots are appropriately designed with adequate access, servicing and size, and that they comply with the Land Use Bylaw and applicable planning policies. Subdivision applications are reviewed by the subdivision authority to confirm that the proposed layout supports safe, efficient, and coordinated development within the municipality, also under the framework of the Municipal Government Act.
